What we publish, and what to verify yourself.

These terms cover this website, not a sale. Nothing here is an offer or a contract — a purchase happens under the developer’s own agreement — and this page says plainly which of what you read is a checked fact, which is an estimate, and which is yours to confirm before you sign anything.

What this site is

This website describes projects Zivano has assessed. It is a description, not an offer: nothing published here is a proposal to sell, an invitation to invest, or a contract, and nothing you do on this site commits you to anything.

A purchase runs on the developer’s own paperwork — the agreement for sale, the allotment letter, the payment plan — signed with the developer. Those documents govern what you buy. This one governs only your use of the website.

What the figures and images mean

Where we publish a number, we publish where it came from and the period it covers, so you can check it at the source rather than take our word for it.

Project images and figures are indicative.

Renders, plans and photographs show an intention. Layouts, dimensions, specifications, finishes and surroundings can differ from what is eventually built, and the sanctioned plan is the document that settles it.

Appreciation outlooks are estimates, not guarantees, and do not constitute an offer or invitation to invest.

What to check yourself

Please verify RERA registration and title independently before any purchase.

Ask the developer for the RERA registration number and look it up on the state authority’s own portal. Have your own lawyer read the title and the agreement for sale before you sign. A pending file is not an approval.

We do our own checks and publish what they found. They are not a substitute for yours, and nothing on this site is legal, tax or investment advice.

Our role in a purchase

Zivano works with developers on project strategy and planning.

We are not a party to any sale between you and a developer, and we do not hold your money at any stage. Payment for a unit goes to the developer, into the account named in your own agreement. If anyone asks you to pay Zivano for a unit, it is not us — tell us.

When you write in

There is nothing on this site you have to hand over an email address to read. When you do write in, sending the form is your consent to be contacted about that enquiry — by phone, email or WhatsApp, on the details you gave, including a number registered on the National Do Not Call list.

That consent covers the enquiry and nothing else. Ask us to stop and we stop; there is no notice period and no form for it.

Please send your own details rather than someone else’s, and accurate ones — a wrong number reaches a stranger. What happens to what you send is set out on the privacy page.

Who owns what is on this page

The writing, photography, drawings and analysis here are ours, as are the Zivano name and mark. Read it, quote it with a link, send it to whoever you like. Republishing it wholesale, or using it to sell something, is not covered by that.

Developer names, project names, plans and marks belong to those developers, and appear here to describe their projects.

Links to other sites

We link out to RERA portals, developer sites and maps, because the source is worth more than our summary of it. We do not control those sites and cannot answer for what they say or do.

Availability, and the limits of this

We keep this site up and current as far as we reasonably can. We do not promise uninterrupted access, and we do not promise every figure is still current at the moment you read it — which is why anything time-sensitive is printed with its date.

So far as Indian law allows, Zivano is not liable for a loss that follows from relying on this site alone, rather than on the developer’s own documents and your own advisers. Nothing here limits a liability that cannot be limited by law.

If something here is wrong

Write to the grievance officer below. We acknowledge within forty-eight hours and answer within thirty days. If a published figure turns out to be wrong we correct it and say what changed, rather than quietly editing the page.

Which law applies

These terms are governed by the law of India. The courts at Delhi have exclusive jurisdiction over any dispute arising out of this website.

If these terms change

We change this page when the site changes, and the date at the top is the date it last changed. Using the site after that is acceptance of the version published then.
