What is Zivano

Because we are there from the first drawing.

We work with developers from the first drawing — what gets built, for whom, and why here — and take a project on only once it has passed our own diligence. Then we publish what we found, in full.

Our story

How a project earns the name.

  1. 01Planning

    We join before the render exists.

    The questions that decide a project are cheapest at the start: what should be built, for whom, and why here. We ask them with the developer, before there is a brochure to disagree with.

  2. 02Diligence

    Then it answers the five checks.

    Title, approvals, developer standing, site and market — the same five, in the same order, every time. Any one of them can end the engagement, and has.

  3. 03The name

    Only then does it carry our name.

    Our name goes on the project and stays there. That is worth something to a buyer only because we are willing to leave things off — which is why this list grows slowly, and on purpose.
