Answered here so you do not have to ask for them. Everything below is already stated somewhere on this site — this page is the short way to it.

Do I have to fill in a form to see a project’s details?

No. Everything we hold on a project — the figures, the approvals, the constraints and what each one would cost you — is on that project’s page, readable before you tell us anything. There is no gated brochure and no document behind a form.

Will I be called if I enquire?

Only if you ask to be. Filling in the form does not put you into a dialler, and a reply comes from Zivano rather than from a call centre.

What does Zivano check before a project appears on this site?

Five things, in the same order every time — title (Chain of ownership, encumbrance status, litigation search); approvals (RERA registration, land use, layout and building sanctions); developer standing (Delivery record, current construction load, financial position); site (Access, water, power, drainage and any physical constraint); market (Comparable pricing, absorption rates, realistic demand drivers). Any one of them can end the engagement, and has.

Is every project on this site RERA registered?

A project waiting on an approval does not appear here — a file still sitting with the authority is not an approval. Where a registration number has been issued it is published on the project’s own page. Verify RERA registration and title independently before any purchase; we would rather you checked than took our word for it.

Where does Zivano work?

Goa, Varanasi, Shimla, Kufri, Noida and Patna today, and the list is built to grow. Each place was taken on for its own reasons and its own horizon, before anything stood in it — and where you see no project in a place yet, it is because nothing there has passed the five checks.

How long do I need to hold before it is worth it?

It depends on the place, and each one is published with its own horizon rather than a single house view: Goa, 3 to 5 years; Varanasi, 5 to 8 years; Shimla, 7 to 10 years; Kufri, 10 to 20 years; Noida, 5 to 8 years; Patna, 8 to 12 years.

Are the appreciation figures a guarantee?

No. Appreciation outlooks are estimates, not guarantees, and do not constitute an offer or invitation to invest. Every figure on a project page names the source it came from, so you can weigh it yourself rather than take it on trust.

Can I build my own home rather than buy a finished one?

In Goa, yes. Garden of Eden is gated villa plots, so you appoint your own architect and builder and set your own timeline and your own build cost rather than buying someone else’s. A plot is land, not a finished home — that is the trade.

Who actually answers when I write in?

One of the founding team. The desk is small on purpose: the name works only because the people behind it read every project in full and answer for it themselves.
