Where this figure comes from
Local custom. The UP Revenue Code 2006 never uses the word bigha; it states land in hectares. That is 3,025 square yards, a square 55 yards on each side. The Punjab Land Records Manual sets out the same bigha, built from a 99-inch gatha.

What is one bigha in square feet?
It depends where the land is. In Varanasi, 27,225 square feet. In Shimla and Kufri, 8,712 square feet. In Patna, 27,225 square feet.
Why does one bigha mean two different things?
Because nobody ever fixed it. A bigha is local custom, settled district by district, and the custom differs. Two sellers can both be honest and mean different amounts of land.
Is there an official size for a bigha?
No. The UP Revenue Code 2006 does not contain the word bigha, and the Himachal Pradesh Land Revenue Act 1954 charges fees per bigha without ever saying how large one is. Both state land in hectares or acres instead.
Which unit will my papers use?
Square metres or hectares. The Legal Metrology Act 2009 requires every unit of measure to follow the metric system, so that is what the record carries. Bigha and katha are what people say, not what is written down.
What is a gaj?
A square yard, which is nine square feet. It is the same everywhere, so a plot quoted in gaj in Noida is the same size as one quoted in gaj anywhere else.
How do I check the figure for my own plot?
Read the area off your jamabandi or khatauni, where it is recorded in metric units, and convert from that. A number the seller quotes in bigha is a starting point, not the record.
